Most homeowners who do not appeal annually pay excess property taxes. Appraisal districts are flexible on market value appeals given the large number of houses they value and that are protested. Property owners can appeal both market value and unequal appraisal. Property tax appeals are often won with a smile and a bit of data.

Owners are sometimes reluctant to protest property taxes due to a concern their value might be raised. This can’t and does not happen. Since 2019, neither the appraisal district or the appraisal review board can increase a property tax assessment during a protest. It is difficult for appraisal districts to accurately value homes since they rarely or never see the houses. Appraisal districts aggressively settle appeals since they have only 65 days to settle most of the appeals. Not appealing your property taxes annually is the equivalent of volunteering to pay extra property taxes.
